How a HELOC works
A home equity line of credit lets you borrow against available home equity during a draw period. Most HELOCs in this dataset use a variable rate tied to the Wall Street Journal Prime Rate, plus or minus a lender margin.
Intro rate versus post-intro rate
A low opening rate may last only a few months. Compare the duration, the later index-plus-margin rate, annual fees, early-termination charges, minimum draws and combined loan-to-value limits. The ranked rows above carry each public figure’s timestamp and direct lender source.
What to verify before applying
- The rate and APR currently available for your credit, property and line size.
- The index, margin, floor and maximum APR after any promotional period.
- Closing costs, annual fees, early-closure charges and minimum initial draws.
- Whether interest-only payments apply during the draw period.
Common questions
Is this the lowest HELOC rate in Massachusetts?
These five rows are the lowest verified public HELOC observations in our current Massachusetts lender set, each with its own verification timestamp and direct lender source. They are observations, not quotes — open the lender’s page and confirm the rate for your credit, property, and line size.
What’s more important — the intro rate or the post-intro rate?
Both. A low opening rate may last only a few months before the index-plus-margin rate begins. Compare the intro duration, the later rate, the index, the margin, the floor, and the maximum APR before borrowing.
