LoanMate — Saves You Money

National averages · Updated Oct 13, 2026

National average interest rates today

Two different lenses, side by side: LoanMate's median advertised rate — computed today from 1,301 published rates across 124 banks, credit unions and lenders — and the Freddie Mac national average (Primary Mortgage Market Survey, via FRED), the survey benchmark most headlines quote.

LoanMate median vs the national average

Advertised medians run below the Freddie Mac survey average for both headline terms. That is partly real — credit unions and community lenders that publish their rates price aggressively — and partly methodology: Freddie Mac surveys a standardized borrower (conforming loan, 20% down, excellent credit, including points), while advertised rates carry each lender's own mix of LTV, points and credit assumptions. We show both so you can see the gap with the caveat attached, not buried.

Where rates actually are: the full spread

The average hides the point of shopping. On the same day, advertised 30-year fixed purchase rates ran from 5.75% to 7.625% — a 1.88-point spread. On a $500,000 loan, 40 bp is roughly $130 a month.

Methodology: LoanMate figures are simple statistics over rates published on lender-owned pages and verified Oct 13, 2026 (interest rate where published; APR where that is the only published figure, which is the norm for HELOC, auto and personal loans). Not volume-weighted. Freddie Mac PMMS is a lender survey on a standardized profile. Individual lender assumptions vary — confirm any rate, points and fees directly with the lender. Extremes can reflect special programs: the 3.49% HELOC low is an introductory-rate listing, and isolated highs in the 15-yr and refinance rows are flagged in our data notes. Rates change daily; this page is refreshed with our daily verification and each Freddie Mac release.
